This transformative strategic partnership is a catalyst for scalability, differentiation and market leadership, accelerating the Company’s build-to-rent portfolio across Texas
Houston, TX – October 19, 2021 – Wan Bridge, a Texas-based builder and operator of build-to-rent (BTR) communities, today announced a multi-year, multi-billion dollar capital commitment from a well-capitalized, investment-grade U.S. institution. The capital infusion will significantly advance Wan Bridge’s mission to create a differentiated resident experience encompassing sustainability, wellness and diversity, reflective of unique designs and a sense of place.
The investment will focus on a build-to-core strategy allowing Wan Bridge and its partner to be long-term owners of the developed assets, with a focus on quality and longevity. This investment milestone will also allow Wan Bridge to grow its internal team with new hires, launch more developments, expand geographical reach and cultivate additional partnerships in the near future. With employee count doubling in the past year and continuing to grow, Wan Bridge has ambitious plans to enter Texas’ top-50 submarkets in the next three years.
“Since launching the first Wan Bridge BTR community, our vision has remained consistent,” said Ting, CEO of Wan Bridge. “That has been and will continue to be about changing the single-family rental experience, giving consumers options and creating unique communities. Through this investment partnership, we will accelerate that strategy and put the capital to work delivering an estimated 30,000 homes in the next five years, mostly in the suburbs of Texas’s major metropolitan areas. With the very sizable flow of capital into the BTR space, we are seeing too much focus on building-to-flip strategies. Our team is committed to delivering BTR products that foster a sense of community, differentiated design and the highest quality resident experience through long-term ownership across the state of Texas.”
Just last year, Wan Bridge completed two new communities, which were both named Houston Business Journal Landmark Award finalists – Bay Colony Point West, a 175-single-family-home community in League City, and Mirror Lake, an 88-townhome community in Pearland. Recently, the company completed the 45-unit Villas at Kings Harbor lakeside community in Kingwood and the 94-duplex Clearwater Balmoral community in Atascocita, along with Edison Park, a luxury patio home community located in Bellaire. Additional communities are currently under development, including Palm Bay Galveston and Lakeside Conroe, with more to be announced in the coming months.
Respected as an innovator and disruptor of the real estate sector, Wan Bridge is backed by teams and executive leadership with years of experience and portfolios of success. The Company is revolutionizing real estate in Texas, not only with the nature of its BTR concept, but also its vertically-integrated business model, operating the full value chain of the industry under one roof – land development, vertical construction and property management.
“Even before this investment, Wan Bridge was experiencing tremendous growth and success in the rental community space,” said Ting. “We have continued to fill our pipeline by the ongoing purchasing of land over the last 12 months, with the goal of breaking ground on 20 to 30 new build-to-rent communities in the Houston, Dallas and Austin suburbs within the next 12 months. Our team is thrilled to have the opportunity to expand Wan Bridge’s services in an already diverse product line that ranges from acreage homes and luxury townhomes to lakeside residences and beach houses.”
Wan Bridge has never lost sight of one of its core mantras of residents do not have to own to call it home. The Company believes that their communities fill an important niche for those preferring to rent, while holding onto the luxury and space of home ownership and other time-saving benefits of apartments such as landscaping and maintenance services. Wan Bridge offers residents one of the most forward-thinking living experiences available, differentiated through high-quality homes, wellness- oriented, family-friendly communities, thoughtful amenities and service-first property management.
