As of August 2021, there were about 12,000 homes for rent in Texas. But with the state welcoming upwards of 1,000 new people every day, the market moves extremely fast.
In cities like Houston, Atascocita, and Austin, the average rent is steadily rising (at a year-over-year pace of 5, 8, and 9%, respectively). For developers and investors, this is all good news: there is a significant need for high-quality rental options, and that’s not expected to change anytime soon.
Average rental prices for a one-bedroom apartment in Dallas, Austin, Houston, and other large Texas cities range from $1,000-$1,200, with two-bedroom apartments renting for upwards of $1,700. Single-family rental rates showed excellent growth from 2020 forward, especially as more people searched for spacious residences with ample amenities.
